1950s Bungalow Re-Roofing In Carlyon Bay

WC Roofing Ltd recently completed a full re-roofing project for a 1950s style bungalow in Carlyon Bay, St Austell. The property required complete roof replacement, with the homeowner choosing Redland Renown tiles to provide a durable, attractive finish that would serve the property well for decades to come.

Initial Survey & Material Selection

Our team conducted a thorough survey of the existing roof structure, examining both the external covering and the underlying structure. The survey revealed that the roof had reached the end of its serviceable life after decades of exposure to Cornwall's coastal weather conditions.

Following the survey, we prepared a fully detailed quotation for the homeowner. They selected Redland Renown tiles, a popular concrete interlocking tile known for excellent weather resistance and durability.

 The interlocking design prevents wind uplift and water penetration, particularly important in coastal locations like Carlyon Bay. The Renown tile profile provides a traditional appearance that suits 1950s bungalow architecture perfectly.

Project Preparation & Stripping

Once the quotation was accepted, we scheduled the work and arranged scaffolding erection around the bungalow. Skip provision was organised for disposing of the old roof materials, and ground sheets were positioned around the building perimeter.

Our roofing contractors in Cornwall worked systematically across the roof, stripping tiles and stacking them for disposal. As tiles were removed, we assessed the condition of the battens and roofing felt beneath. The battens showed signs of deterioration and required replacement. With the roof covering removed, we inspected the roof structure, which remained in good condition.

Installing New Roofing System

We installed modern roofing felt across the rafters, working from the eaves upwards. Each roll overlaps the one below, creating a layered system that directs water down towards the gutters. Modern building regulations require adequate roof ventilation, so we incorporated eaves ventilation along the bottom edge of the roof.

New treated timber battens were installed across the roof, providing the fixing points for the roof tiles. Batten spacing is critical and varies depending on the tile type and roof pitch. We calculated and set out the correct batten gauge for Redland Renown tiles, providing optimal tile overlap and weather performance.

Roof Tile Installation

Our team began laying the Redland Renown tiles, starting at the eaves and working upwards towards the ridge. The interlocking design requires each tile to be positioned correctly to engage with its neighbours. Every tile was checked for correct positioning before moving to the next.

The bungalow roof included hips where two roof planes met. We installed hip tiles along these junctions, bedding them in mortar and securing them mechanically. 

Ridge tiles were fitted along the apex of the roof, with modern dry ridge systems incorporating ventilation whilst providing secure fixing and weather resistance.

Upon completing the tile installation, we conducted thorough quality checks across the entire roof. The site was cleared of all waste materials, gutters were cleaned, and scaffolding was removed after our final inspection.

As registered LABC contractors, we handled all building regulations requirements for the re-roofing project. The completed work complied fully with current building regulations, and the homeowner received appropriate certification.
